Nantucket Rentals is a new platform with a mission to improve the vacation rental experience for vacation renters, homeowners, and local brokerages. Vacation renters can search listings hosted by homeowners and from real estate brokerages. Advanced features allow renters to communicate with property managers, sign rental agreements and make payments directly from the website and mobile apps. It all adds up to a more streamlined, modern experience. Homeowners can manage their property listings in a single place while broadly sharing information such as calendar updates with local brokerages. Track incoming payments and payouts, and view and sign lease agreements all in one place. Homeowners can take bookings directly or designate a local brokerage to manage the listing on their behalf. Real estate brokerages can list their rental inventory on the Nantucket Rentals platform and seamlessly manage all properties, adding additional exposure for their homeowner clients. There is no cost to list and no commissions.
For your convenience, we accept payments via credit card and ACH. ACH stands for Automated Clearing House, which is a fast, secure and reliable way to transfer funds directly from your bank account. Payments are processed by Stripe, an industry leader trusted by millions of companies to accept payments, send payouts, and manage their businesses online. Credit card payments are subject to a processing fee which is set by Stripe. There is no fee for ACH payments.
As a homeowner, when listing your property on Nantucket Rentals, you have two options. 1. Homeowners have the option to add their property and manage their listing directly. In this instance, all responsibilities of managing the listing and all booking requests will go directly to you. (Similar to sites like Airbnb, VRBO etc..). 2. Homeowners can elect to have their property listing managed by one of Nantucket Rentals Brokerage Partners. In this instance, all responsibilities of managing the listing and all booking requests will go to the brokerage partner and all payments, including commission, will be handled by them as with any other booking that they bring you.
We have designed the process of adding new listings to Nantucket Rentals to be as seamless as possible for homeowners. Homeowners can add their properties in under 2 minutes on average. To add your listing simply complete the short form under the "List Your Home" tab above under Owners. Once completed, we will create your listing and share it for you to review.
There is no cost to list your property on Nantucket Rentals.
1. Direct Listings. For direct listings, homeowners are paid directly from Nantucket Rentals. All lease payments are distributed automatically via Stripe. A payment event is generated when the homeowner countersigns the lease agreement and the booking is confirmed. Typically payouts take approximately 3-4 business days from the time the lease was signed. 2. Brokerage Managed Listings: For brokerage managed listings, all payments to homeowners are handled by the brokerage, the same as if you were to list your property with a brokerage directly. *Nantucket Rentals uses Stripe (https://stripe.com/) as their payment processor.*
All taxes are remitted by Nantucket Rentals. Nantucket Rentals is the Merchant of Record on all transactions and in turn all tax remittances are handled by Nantucket Rentals.
The answer is, it depends. Nantucket Rentals displays listings from multiple sources, directly from homeowners as well as from local real estate brokerages. On every property listing page you will see that the listing is either "Professionally Managed" or "Managed by the Homeowner". If a listing is Professionally Managed this means the listing is managed by one of our local brokerage partners. Any booking of a professionally managed listing is handled by the brokerage. After booking a professionally managed listing you will be connected with a a real estate agent who will be there to assist you before and during your stay. Agents can answer any questions you may have about the property, provide advice on where to go and what to do on Nantucket and support you should you find anything unsatisfactory about the property during your stay.
Yes you can! You can sync your calendar for your Nantucket Rentals listings with both VRBO and AIRBNB. In order to sync your calendar, we just need your calendar link from your AIRBNB and VRBO listings. Follow these instructions to obtain your calendar link, VRBO (https://help.vrbo.com/articles/Export-your-reservation-calendar) AIRBNB (https://www.airbnb.com/help/article/99). Links can be sent via email to info@nantucketrentals.com and a Nantucket Rentals team member will connect to your listing.

On every Nantucket Rentals booking, renters are prompted to choose a free gift or local charity they'd like a donation made too! Renters can choose from a variety of gift options including several of the most popular restaurants on Nantucket, Retail Stores, Cisco Brewery, Sailing Excursions,  and much more! From there, Nantucket Rentals will coordinate everything and your gift will be waiting at your property when you arrive on the Island.

The Owner Hub allows any homeowner on Nantucket to manage their property and share rate changes and calendar updates with any brokerage on Nantucket. With our easy-to-use interface, homeowners can update their calendar and rate information in one place and share it with any Nantucket brokerage.
